How roofers and roofing contractors usually bill

  • Price per square for tear-off and install, with materials included or listed separately
  • Per-sheet pricing for replacement decking found during tear-off
  • Fixed price for repairs, such as a flashing repair or a set number of shingles
  • A deposit at signing to order materials, with the balance due when the roof is done
  • Change orders for extra layers, rotten decking or added skylights

Payment terms

Roofers commonly ask for a deposit when the contract is signed so they can order materials, then bill the balance on completion. Some states cap how much a home improvement contractor can take up front, so check your state rules before setting the deposit. On insurance jobs, the homeowner usually pays the deductible and the claim money, and the insurer may release part of the payment only after the work is done. Invoice the day the job is finished, list the deposit already received, and attach photos of replaced decking so the extra lines are easy to approve.

Common mistakes on roofing invoices

  • Not pricing decking per sheet in the estimate, then arguing about it on the final invoice
  • Forgetting to subtract the deposit, which makes the balance look wrong
  • Leaving out the shingle line and color, which the homeowner needs for warranty and future repairs
  • Billing an insurance job without matching the line items to the adjuster's scope

Roofing invoice questions

How do roofers calculate the price on an invoice?

Most roofers price by the square, which is 100 square feet of roof. Tear-off, install and materials are often priced per square, with decking, flashing and disposal on separate lines.

How much deposit can a roofer ask for?

It varies. Many roofers ask for a portion of the job at signing to cover materials, but some states limit deposits on home improvement work. Check your state contractor rules before you set a percentage.

How do I invoice a roofing job paid by insurance?

Match your line items to the insurance scope where you can, show the homeowner deductible, and list any work the homeowner added outside the claim on separate lines. Ask the homeowner how the insurer is releasing payments.

Should a roofing invoice include a warranty?

Yes. Note the manufacturer warranty for the shingles and your own workmanship warranty with its length. Homeowners keep the invoice as proof of the work when they sell the house or file a claim.
