  2. 2Board type and thickness, such as 1/2 in. standard, moisture resistant or fire rated
  3. 3Finish level (1 to 5) agreed in the estimate
  4. 4Texture type, if applied: knockdown, orange peel, smooth
  5. 5Materials: board, mud, tape, bead, screws
  6. 6Patch and repair work, with a minimum charge
  7. 7What is excluded, such as primer and paint

How drywall hangers, finishers and drywall contractors usually bill

  • Per sheet for hanging, with a separate per-sheet or per-square-foot rate for taping and finishing
  • Per square foot for full hang and finish jobs
  • A minimum charge for patch work, since each patch takes several trips to dry and sand
  • Materials at cost plus a markup, or included in the per-square-foot price

Payment terms

On new construction and remodels, drywall subs usually bill the general contractor after hanging and again after finishing, with Net 15 or Net 30 terms set in the subcontract. For homeowners, a deposit for board and materials before delivery, then the balance after the final sanding walkthrough, is common. Patch jobs are typically paid the day they are finished. Note the finish level on the invoice: a dispute about a "bad finish" is often a disagreement about which level was quoted. Check your state rules on deposits and on lien notices before you start.

General guidance, not legal or tax advice.

Common mistakes on drywall invoices

  • Not writing the finish level, which leads to disputes about how smooth the walls should be
  • Charging patch work by the hour with no minimum, so return trips for drying go unpaid
  • Forgetting that delivery and stocking the board up stairs often cost extra
  • Not stating that primer and paint are excluded
  • Billing for finish before the client has done a walkthrough in good light

Drywall invoice questions

How do drywall contractors charge?

Hanging is often priced per sheet and finishing per square foot, or the whole job is priced per square foot. Texture, high ceilings and patch work are usually extra lines.

What does Level 4 or Level 5 finish mean on a drywall invoice?

Finish levels describe how much mud and sanding the walls get. Level 4 is common for flat paint in homes, and Level 5 adds a skim coat for smooth walls under strong light. Write the level on the estimate and invoice.

How should I price small drywall patches?

Set a minimum charge that covers the return trips for drying, sanding and second coats. A single hole can take three visits even though the work time is short.

Is drywall work taxable?

It depends on the state. Some tax the materials, some the whole job, and some treat new construction differently from repairs. Check with your state revenue department. The tax in this sample is only an example.
