  4. 4Supplies note if the client provides products or you bring your own

How house cleaners and residential cleaning services usually bill

  • Flat rate per visit based on bedrooms, bathrooms and how often you clean
  • Hourly per cleaner, common for first-time and deep cleans where condition varies
  • Per square foot for move-out cleans and empty homes
  • Flat add-on prices for ovens, fridges, cabinets, windows and laundry

Payment terms

Residential cleaning is usually due on the day of service or on receipt of the invoice. Recurring clients often keep a card on file that is charged after each clean, or they pay one invoice that covers every clean in the month. For first-time deep cleans and move-out cleans, some cleaners collect part of the price when booking, because these jobs block out a full day. Spell out your cancellation window, lockout fee and any rate changes in your service agreement so they are not a surprise when they appear on an invoice.

Common mistakes on house cleaning invoices

  • Charging a deep clean at the regular recurring rate because the first visit was not quoted separately
  • Doing add-ons like inside the oven without listing them, then having clients question the higher total
  • Not putting the cancellation and lockout policy in writing before charging a fee
  • Mixing tips into the service total, which makes your income records harder to read

House Cleaning invoice questions

What should a house cleaning invoice include?

Your business name and contact details, the client name and address, invoice number, the date and type of each clean, add-ons with their prices, any fees, the total due, accepted payment methods and the due date.

Do house cleaners charge sales tax?

A few states tax residential cleaning services and most do not, and the rules can depend on the city too. Check with your state and local tax agency before adding tax to your invoices.

Should I charge hourly or a flat rate for house cleaning?

Many cleaners charge hourly or quote a higher flat rate for the first clean, then switch to a flat recurring rate once they know how long the home takes. A flat rate is easier for clients to budget.

How do I bill a client who cancels last minute?

If your written policy includes a late cancellation or lockout fee, add it as its own line with the date and reason. Send the policy to new clients before the first clean so the fee is expected.
